Rutland South

Its western edge borders the Mission Creek Greenway — one of Kelowna's most-used trail systems, connecting through to Lakeshore Road.

The housing stock here leans toward established single-family homes, ranchers, and older character properties on larger lots. There are fewer condos and mobile homes compared to the North. The demographic skews toward families and long-term owner-occupiers, which creates a more stable, settled street feel.

Prices in Rutland South tend to be slightly higher than equivalent square footage in North — mostly because the detached home inventory is more consistent and the lots tend to be larger. But relative to the rest of Kelowna, both sub-areas remain among the best value for detached housing in the city.

Does It Affect Price?

Not dramatically. Both sub-areas are priced well below the Kelowna average for comparable square footage. The South can command a slight premium on detached homes because the lots are typically larger and the supply of comparable properties is lower. The North often has better value per square foot on entry-level product because there's simply more of it.

For investors, North tends to produce stronger gross rental yields on condos and mobile homes. For families buying a detached home for the long haul, South tends to produce stronger appreciation relative to price paid.
