Does the clause reduce what buyers are willing to offer?

Rarely, and not significantly. Buyers who want your specific home will accept the clause. In a market where move-up and move-down transactions are common, it's a well-understood condition that doesn't kill deals.

What if I don't find a home I like in the timeframe?

That's exactly what the "No Obligation to Sell" guarantee covers. If you don't find a property you love within your agreed window, the sale of your existing home doesn't proceed. You're protected.

Does this work if I'm buying in a different city or province?

It works within BC. Cross-province purchases introduce different timelines and contract structures — ask us and we'll tell you what's possible for your specific situation.

Is this different from just making conditional offers?
